Wamunyoro settlement has become one of the most talked about names in Kenyan politics, especially every name of Rigathi Gachagua when it is mentioned.

The name, often associated with Gachagua himself, actually refers to his large country house in Mathira, Nyeri County. The name “Wamunyoro” is derived from the village where the large property is located.

What is the value of Wamunyoro residence?

After being removed from power in October 2024, Gachagua left his official Karen residence and returned to his home in the countryside, where he now spends most of his time in the Wamunyoro residence.

Recently, Gachagua participated in the podcast The Alpha House and Iko Nini, where he was asked about his wealth to show transparency as he continues to show his intention to run for the presidency in the 2027 general election.

In the conversation, he revealed that his large country house is estimated to be worth about KSh 45 million. He also noted that the property is officially known as Karandi Farm.

A real estate expert explains about that value

According to real estate expert, Eric Kamau, the evaluation of such property is not only related to the cost of construction.

“A house like Gachagua of Wamunyoro is not only about the bungalow itself. Its value is greatly affected by the size of the land, the location within the agricultural zone with great potential in Nyeri, border security, landscape (landscaping), and additional infrastructure such as staff houses and recreational areas,” he said.

He added that political settlements often have additional non-market value.

“In the houses of famous people, especially those associated with public figures, there is what we call the value of reputation (reputational value). This can increase the perceived value more than the normal value of rural farms in similar areas,” added Kamau.

Inside the Munyoro settlement of Rigathi Gachagua

The Wamunyoro settlement immediately catches the eye from the road. The compound has a well-planned cabro parking area with space for at least 30 cars, where visitors park before entering the main residence.

At the entrance, a large sign with the text “I Love Wamunyoro” catches the eye, while nearby there are small buildings that appear to be used for security.

The main gate, painted black with white spots, is connected to a long wall that surrounds the compound. A small blue gate is also visible a few meters from the main gate.

Once inside, a well-planned path leads to the main bungalow. The house itself has a simple but elegant “old money” style appearance, with dark gray color dominating the exterior.

The cabrio paths complement the orange color leading to the garage area, while the cream-colored walls complement the design of the black-tiled roof.

The front door has a large brown wooden door, and there is also an additional parking space nearby that allows direct entry into the house.

The surrounding grounds are well-maintained, with well-manicured lawns that are often used to receive guests.

Trees are arranged around the property, adding to the tranquil rural feel, while well-trimmed shrubs and flowering plants divide the grassy areas and paved areas. A gazebo is also visible in one corner of the compound.

Inside the house there is a modern and comfortable atmosphere. It has luxurious furniture with a combination of gold, cream and silver, giving it an elegant yet homey look.

The walls are painted cream, complemented by orange curtains, while all the floors are carpeted. Gypsum ceiling completes the modern interior design.

During the Iko Nini podcast, presenter Mwafreeka also noted the personal touch in the house; framed photos of Gachagua’s late brother, Nderitu Gachagua, placed on the wall honoring him as a hero.

Overall, the residence combines simplicity and elegance, providing a quiet and private environment where the former vice president often receives guests.

Gachagua Karen Settlement

Apart from his country house, Gachagua also owns another residence in the prestigious Karen area in Nairobi, which he previously estimated to be worth about KSh 150 million.

The former deputy president does not show much of this property as he does for the Munyoro residence.
