The government has officially unveiled the latest prices for its highly anticipated affordable housing units, offering a first-of-its-kind glimpse into the cost of homeownership under the state-backed BETA Plan in Nairobi’s Mukuru neighbourhood, as well as Machakos and Nyandarua counties.
In a statement published Tuesday, the Office of the Government Spokesperson disclosed the full unit price list for the over 4,800 newly completed homes, calling on Kenyans to apply and take advantage of the program designed to improve access to dignified housing.
“Since September 2022, the Affordable Housing Programme has created over 250,000 direct and indirect jobs,” the spokesperson said in a message posted on X.
“A total of 4,888 housing units are now available for sale. Kenyans are encouraged to apply and benefit from this transformative initiative under the BETA PLAN.”
Nairobi’s Mukuru area
Located in one of the city’s largest informal settlements, the Mukuru project is part of an ambitious effort to redevelop slum areas into formal housing communities.

These housing units target Kenyans earning Ksh20,000 or less.

The Affordable Housing Programme represents a critical test of whether government-led initiatives can successfully bring homeownership within reach for millions of working-class citizens.
With more units in the pipeline and job creation tied to construction, the state is betting big that shelter can also be a pillar of economic recovery.
